ZONING HEARING BOARD - The Zoning Hearing Board, a five (5) member board appointed by Township Council to staggered five (5) year terms, hears appeals from the provisions of the Township’s Zoning Ordinance. The Zoning Hearing Board is authorized to grant variances and special exceptions to land use regulations where literal enforcement results in an unnecessary hardship. Appeals are heard on the fourth Tuesday of each month. The Zoning Hearing Board’s authority has been expanded since Act 170 of 1988, which amended the Pennsylvania Municipalities Planning Code. Appeals are now heard on floodplain regulations, erosion and sedimentation controls and transfers of development rights.
PLANNING COMMISSION - Township Council appoints a five (5) person Planning Commission with staggered four (4) year terms. The Planning Commission is a recommending body charged with the review of applications for development, subdivision approvals and rezoning requests. The Planning Commission also oversees growth management regulations, and initiates zoning and subdivision ordinance amendments as well as comprehensive plan updates. The Commission currently meets on the second Monday of each month.
ENVIRONMENTAL ADVISORY COUNCIL - The Township’s Environmental Advisory Council consists of seven (7) residents appointed by the Township Council, and is responsible for reviewing land development applications to ensure compliance with environmental protection regulations. In addition, issues relative to the protection, conservation, management, promotion and use of natural resources, including air, land and water resources are also within their review. The E.A.C. currently meets on the second Tuesday of each month.
